Very impressed with our home community team! The new maintenance team, my air conditioner broke on Saturday and he literally came within 15 minutes and I’m talking three in the morning. EDIT: I have been living in this community for nearly three years. I still believe there is a significant amount of sound transmission between units, but I wanted to update my review to reflect recent developments. After I raised concerns regarding noise from a neighbouring unit, Damian proactively followed up on the issue, and we continued monitoring the situation. While this is a unique situation the nighttime disturbances have improved significantly. I still have concerns around the impact noise and sound transmission during normal daytime hours, and prospective renters should still carefully consider floor location when selecting a unit. I think it is more of a building issue and management will take well-documented concerns seriously and made a genuine effort to address anything that’s within their control. From the time of my tour to being a current resident, I have had a wonderful experience. Damian has been fantastic. Answered all my repetitive questions, was very patient with my move process and all around just a great person to be dealing with. He made my move a very easy process. Unfortunately I did have my ac go out my second week being moved in. I submitted the request around 6pm and the next morning, maintenance was on top of it. They did not stop, until it was up in running. Mind you, it was over 90°f that day and come to find out, my ac unit is on the roof. That’s hard work and it does not go unnoticed. Very huge shout out to the maintenance team. You guys are fantastic and it would be disrespectful not to mention how amazing you guys are. Thank you Cortland team. I worked mainly with DeAndre throughout the leasing and move-in process, and he was incredibly helpful every step of the way. He was knowledgeable, answered all of my questions, returned calls in a timely manner, and made the entire transition feel smooth and stress-free. Lived here for 4 years in a 2 bedroom and had an incredible experience! Any maintenance request was handled within 24 hours if not much sooner and the staff were incredible! The amenities are amazing and overall it is one of the best apartment experiences we could ask for! Damian helped with the move out process as we just bought a home and he made it extremely simple and he was very kind! Highly recommend this apartment complex as you definitely get what you pay for and more!

Let me start off by saying Damian was excellent in the office and assisted me with any issues I had during my nearly 3 years at this property. Maintenance team was always professional and swift especially Wilfredo. Location is excellent with a brand new Publix in connecting parking lot and very walkable area with lots of food options and very close to the main highway i4. Although I am giving 5 stars there were a few persistent issues not directly in their control involving the main elevator being down fairly often. The team is excellent with updating residents about community issues and timelines for them to be completed however being the only elevator that goes up to the rooftop amenities (pool, gym, clubhouse) this was quite an inconvenience. As well as intermittent issues with the parking garage gates and lobby coffee machine being out of order or not functioning properly regularly. Overall I would recommend this complex and didn’t have many major issues.

Courtland on Orange has been an outstanding place to live. The apartments are modern, clean, and comfortable and the location is very convenient. The staff is what really makes it special. Damien, Andrea, and Deondre are all amazing. They are friendly, attentive, and always willing to help with anything I need. I’ve been a resident here for about two months now and thoroughly enjoy calling Cortland home. Damian, my go-to person at the leasing office, has been a constant presence throughout my stay. He’s been there from my initial tour to recently checking in to see how things are going with my unit. The maintenance team is exceptional. They provide 5-star service, being the fastest and most knowledgeable group I’ve encountered when dealing with any issues with my home. The amenities are fantastic. The garage gate is working again, the rooftop pool feels luxurious, and the gym boasts excellent equipment for a community fitness center. I’m incredibly pleased with my decision to join the Cortland on Orange community and look forward to staying active for the foreseeable future.

I recently moved into Cortland on Orange and have had an amazing experience so far! The office team is very friendly, supportive and accommodating. Samantha, especially, has made the move in process exceptional! She is breath of fresh air every time I come into the office. I also had a small issue with my apartment when I moved in, the cleaning team did not properly dust the apartment and there was an excessive amount of dust. I let the team know in my move-in survey about the issue and mentioned that my vacuum broke while cleaning it out, and to my surprise, they not only read my response but also got back to me immediately and even replaced the vacuum for me! They have gone above and beyond in every aspect of my move. The property is also beautiful and well kept. 10/10 recommend!

Cortland on Orange has been a great place to call home for nearly 3 years. The location is central to all of Orlando and access to the interstate is convenient. The leasing team is always pleasant and the maintenance team ensures my requests are handled in a timely manner. The building elevators are constantly being repaired, which I was told is a fault with the building and/or weather. Overall, I can happily recommend these apartments for those looking.

This is overall a good place to live in. The location is perfect, close to everything one could need. A short drive to the major highways as well, and right down the street from nightlife in Downtown (but far enough to not be always surrounded by it). The hallways are relatively clean, at least in the first floor. My interactions with management so far have been good, can’t complain. Maintenance seems responsive after about a month and a half living here. The rooftop pool is beautiful and the rooftop lounge is also a great area to relax and bring guests. Some pros: - generally, you dont hear too much outside, or your side neighbors. so the walls are not razor thin. - little to no pests: havent ran across much of anything outside of some tiny fruit flies somehow making their way inside. The indoor hallways help with this. - the garage was an unexpected pro. It’s readily accessible and you can get to your car without getting drenched in rain. The only cons I would say one needs to be aware of: - rooms dont have

My tour of the property was awesome. All of the amenities are great. The grounds were well kept and the leasing agent that helped me was Shamell McLean and she was very nice and informative. She was patient and answers all of my questions. I definitely want to live here. The location is So convenient. There is a public, Starbucks, Walmart, chick fil A, and a Target in walking distance.

Overall, this is a very good apartment complex and we highly recommend considering it while looking for apartments in Orlando. Pros: - Customer service is exceptional. Shamell was excellent when helping us move in and always making sure we are having a great experience. - The location is top notch, with two Publix nearby and lots of great restaurants. Downtown is 7 minutes away, Winter Park is 15 minutes away, and Disney Springs is 25/35 minutes away depending on traffic. - When moving in, your leasing agent will show you the actual apartment you’d move in to, not a model. This is great because you know what to expect when moving in. - The pool area is always clean and all amenities are always available for usage (and everything looks great) - Package concierge is very convenient and recycling bins are available. - Pricing is very reasonable when comparing other apartment complexes in the area (this will, of course, vary depending on your budget) Cons: - The central AC is a bit noisy in some apartments. The process was super smooth once we moved forward. The communication was excellent, and the technology they use is super user friendly, and quite cool.
